Cedar Point located on Beautiful Lake Livingston was originally
developed in the 1980's and has been a redevelopment project of
Waterfront Development, LLC since 2006. The deed restrictions have been
substantially upgraded and the community boasts a very active
membership of around 650 property owners with over 2500 lots in the 430
acres that are Cedar Point. Miles of roads, walking area, green belts, a
Pavillion and a clubhouse as well as a Jr Olympic pool, 2 boat
launches, two fishing piers, parks and much more make up the fabric of
Cedar Point all within a manned gated community.
The subdivision itself was originally platted into 5 Sections with
1,2,3,and 5 being residential in nature and Section 4 was set aside as
commercial property. This mix has served the community well and
Waterfront Development has added a Section 6 which is estate homes on
the Peninsula a previously undeveloped 43 acre peninsula with commanding
views of Lake Livingston and 54 waterfront lots. The area has s new
bulkhead and generally has a water depth of 2 feet at the bulkhead
dropping of over 40 feet to around 6 feet providing a hard sandy bottom
for children and plenty of water depth for larger boats.
The homes in section one are obviously the oldest and this area is now
the subject of buying and removal of homes, trailers, and Mobiles and re
population with modern smaller energy efficient homes. Section 2
contains the Meadows as well as some great wooded lots many which back
directly onto the Green Belts.
Section 3 contains off water, water view, and waterfront lots and homes
and is over 60% converted showing what all of Cedar Point will look like
upon completion of the project.
